Sarjapur Road doesn't have one defining tech park the way Bellandur or Whitefield does; it's a long, evolving corridor where supply is scattered across standalone commercial buildings, mixed-use developments and township projects rather than concentrated campuses. That fragmentation keeps pricing competitive, generally landing lower than the ₹70-150 per sq.ft. seen on the core ORR stretch, with plenty of furnished units available well under that mark for smaller footprints. Floor sizes here skew modest compared to the big IT corridors -most available spaces run 500 to 8,000 sq.ft., which suits SMEs, satellite offices and small-to-mid teams better than enterprise-scale occupiers hunting for a single 50,000 sq.ft. floor. What Sarjapur Road does have going for it is proximity: it's a straight run into Bellandur and the ORR belt on one side and reaches toward Electronic City on the other via NH-207, so companies that need ORR-adjacent access without ORR-level rent increasingly end up here. Public transit is still catching up -there's no operating metro line directly on the corridor yet, so most commutes run on roads, via NH-4 and NH-207.
